Showcasing the city centre apartments that will ‘raise the bar’

This month, Grainger plc will launch The Condor – its’s 259 build-to-rent apartments scheme – and in Marketing Derby’s latest edition of Innovate Magazine, we catch up with Steven Clark – the firm’s director of investments (acquisitions).

Created as part of the £200 million Becketwell regeneration scheme, The Condor has been built on the former Debenhams site, in Victoria Street.

Named after one of the first engines built by Rolls-Royce, The Condor comprises a mix of studios, one-bedroom and two-bedroom apartments.

And from this month, those apartments will be operational and available to view.

Grainger is the largest listed provider of private rental homes – and Innovate sat down with Steven for a Q&A to find out why the firm had decided to invest in Derby.

Steven told Innovate: “In line with our targeted investment strategy, Grainger  identifies locations with the highest demand and strongest potential.

“Derby shows good population growth, has a strong manufacturing background with good employment prospects, above average productivity, and an above average pay-economy, which all bode well.

“We have a range of key indicators that we evaluate sites against and the Becketwell site was well-aligned to our requirements.”

The Condor, which represents part of the first phase of the Becketwell regeneration scheme, is Derby’s first ever build-to-rent (BTR) apartments scheme.

Steven explains: “For anyone not familiar with BTR, these are purpose-built homes with renters’ needs in mind.

“In addition to high-quality homes, our sites offer professional management through our dedicated onsite Grainger team, and a range of additional added-value resident amenities included in the rent.”

According to Grainger, The Condor has been designed to celebrate Derby with interiors taking inspiration from the city’s engineering excellence, silk manufacturing, right through to the Derby Ram symbol.

Steven tells Innovate who the apartments are aimed at – and what the appeal would be.

He said: “We find our product and service, which is mid-market, suits most demographics, from young professionals, couples, and families, to down-sizers.

“We aim to take the hassle out of renting, and we offer a lifestyle, providing a great, well-managed home in a well-connected location, that appeals to many.”

Marketing Derby will be staging a special Bondholder event on Thursday 20 July, where attendees will be given a VIP preview of The Condor.
